BildWell Funding operates across four defined stages of residential rental development — from site control through occupancy and long-term financing transition.
Site identification, feasibility review, and offer-to-purchase activity. Capital supports the earliest stage of project formation — moving a development opportunity to a controlled site.
Architectural planning, permit and approval coordination, and construction estimate preparation. The project advances from controlled site to buildable, approved plan.
Project manager and general contractor coordination. The construction team is assembled and the project moves from approved plan toward ready-to-build and ready-to-occupy execution.
Short-term construction funding through the build phase. Capital supports the project through to occupancy permit, with transition to long-term institutional financing where applicable.
The Funding Logic
Traditional construction financing requires builders to bring significant capital before lenders engage. This requirement limits the number of qualified project managers who can operate at scale — and drives finance premiums into every layer of the cost structure.
BildWell Funding enters earlier in the development cycle, providing capital when and where projects need it most. The result is reduced embedded financing pressure, improved project economics, and a more efficient path from land to occupancy.
Each project is evaluated individually. Capital is structured, asset-backed, and deployed against defined milestones across the LA–AD–PD–PF stages.
