BildWell Funding
Construction funding for residential rental developments — bridging the gap between site concept and finished asset.
What We Fund
BildWell Funding supports the key stages required to move residential rental projects from early site planning through construction completion.
We support the early stage of site identification, feasibility review, and offer-to-purchase activity. This is where a project moves from opportunity to controlled development site.
We fund the design and approval work required to advance a project, including architectural plans, permit work, approval coordination, and construction estimate preparation.
We support the project development phase, where the project manager, general contractor, and construction team move the concept toward ready-to-build and ready-to-occupy execution.
We provide short-term construction funding through the build phase and toward occupancy, with long-term financing intended to transition through institutional takeout programs where applicable.
Why BildWell Exists
Residential rental development requires meaningful capital before a project reaches the stage most traditional lenders are prepared to support. Builders and project managers are often required to bring significant upfront capital before construction begins — and financing pressure moves through the construction chain, increasing the final cost of delivery.
General contractors are required to settle subcontractor invoices quickly and cannot carry extended receivables. This means finance premiums are embedded at every level of the build — compounding the cost problem before a single unit is leased.
BildWell Funding is designed to address that gap. By providing upfront construction funding to qualified residential rental developments, BildWell helps reduce embedded financing pressure in the project cost structure — improving project economics and supporting the creation of finished rental housing assets.
